Maitland Shores RV Park & Marina – Terms & Conditions, Rules & Waiver

1. Season & Payment

  • Season runs April 15 – October 31

  • Full payment due by May 10 for gate access

  • Minimum $1,000,000 liability insurance required

  • Licence/Lease of Occupancy due by April 15

  • Hydro metered: Initial April 15, monthly (first week), final November 1

  • Accepted payment: Cash, Cheque, Debit, E-transfer; Credit cards +3% surcharge; NSF cheques $50 fee

  • Site Hold Deposit: $1,000 non-refundable by October 15 to reserve next season

2. Site Use & Responsibility

  • One trailer + one vehicle per site (unless approved)

  • Speed limit: 10 km/h; Violations $50–$200

  • Golf cart drivers must be 16+ with valid licence

  • Keep site clean, safe, and well maintained

  • No construction, digging, or upgrades without written approval

  • Shed limit: 10’ x 14’ unless approved

  • Working smoke & carbon monoxide detectors and approved fire extinguisher required

  • Water limited – no lawn watering or washing vehicles

  • Docks & boats: use at your own risk

  • Pool closes at 8:00 PM; supervision required for children

3. Noise, Pets & Visitors

  • Quiet hours: Sunday–Thursday 11:00 PM; Friday–Saturday 12:00 AM

  • No loud machinery after 8:00 PM; no heavy equipment on Sundays after June 1

  • Pets must be leashed; maximum 3 per site; aggressive animals prohibited

  • One tent allowed overnight; must be removed by 10:00 AM

  • Guests are the responsibility of the resident; follow all park rules

4. Important Rules

  • Fires only in approved fire pits; minimum 10 ft from structures

  • No fireworks of any kind

  • Pool closes at 8:00 PM; children under 12 must be supervised; no glass or smoking

  • Household garbage only; recycling in blue bags by Monday 10:00 AM

  • Trailer age: 10 years or newer unless approved

  • No rentals or commercial business without written permission

  • Do not open gate for unknown persons; two gate keys per site

  • Tampering with hydro, water, or utilities strictly prohibited

5.Waiver, Release & Assumption of Risk

By signing this Agreement, you acknowledge and agree:

  • You understand the use of the Park involves risks (injury, death, property loss, damage)

  • You voluntarily assume all risks for yourself, your family, guests, and visitors

  • You release and hold harmless Maitland Shores RV Park & Marina and all released parties

  • You agree to indemnify and defend the Park against any claims or damages

  • You authorize the Park to obtain emergency medical treatment if needed

  • Minimum liability insurance of $1,000,000 must be maintained and proof provided

6. Additional Terms

  • No refunds for any reason (early departure, eviction, rule violations)

  • Park reserves the right to refuse service, suspend access, or terminate occupancy for rule violations or unsafe conduct

  • You are responsible for damage caused by you or your guests

  • Abandoned property may be removed/disposed at your expense

  • All alcohol, cannabis, and ATV use must comply with Ontario laws

  • Harassment or abusive behavior toward staff or guests may result in immediate termination without refund
